We strive to address maintenance requests promptly. Requests are accepted 24/7, and processing begins immediately upon receipt. Depending on the request’s nature and vendor availability, some requests may take 2-3 days, especially those submitted late on Fridays.

Emergencies include any situation that poses immediate risks to health, safety, or property. For example, report fires to the fire department immediately, then notify your tenant relations representative via email. For burst pipes, turn off the water supply and inform us right away.

  • Identification: Provide a valid state ID or Driver’s License and Social Security card. Non-U.S. citizens can provide a passport.
  • Utility Clearance: Provide an MLGW bill in your name with a $200 max carryover balance or an MLGW clearance letter.
  • Credit Check: A minimum credit score of 525 is required.
  • Financial History: No active bankruptcies or those filed within the last 3 years; proof of discharge and 2 new lines of credit required.
  • Criminal Background Check: No violent crimes; other offenses are evaluated case-by-case.
  • Rental History: Proof of good rental history with no evictions in the last 5 years or FED filings within 3 years. Provide a rental ledger or 12 months of rental payments.
  • Income Verification: The rent payer must have a net income of 3.5 times the rent. Two months of verifiable income documentation is required.
  • Additional Income: Provide documentation for SSI, alimony, child support, or other benefits.
  • Self-Employment: Provide the previous year’s tax return, current year’s profit and loss statement, and six months of bank statements.
  • Co-Signer Requirements: Co-signers must have an income 5 times the rent, a credit score of 700, and pass credit, rental, and background evaluations.
  • Application: Complete the application online with a $40 non-refundable fee per applicant over 18.
  • Approval: Applications are typically approved within 24-48 hours once all documentation is submitted.
  • Reservation Fee: Upon approval, a non-refundable reservation fee up to 1.5 times the rent amount is required. This reserves the property for you.
  • Lease Signing: You must sign the lease within 30 days of paying the reservation fee. Failure to do so will forfeit the fee, and the property will be re-listed.
  • Identification: Social Security card, Driver’s License or state ID, passport for non-U.S. citizens.
  • Income Verification: Two months of consecutive and recent pay stubs, bank statements if income is inconsistent, and an offer letter for new jobs.

Rent is due on the 1st of every month, with a grace period until the 5th. After that, a 10% late fee is applied.
